The Main-Spanish Commercial Historic District encompasses the core blocks of Cape Girardeau's downtown, where a cohesive collection of 19th and early 20th-century commercial buildings creates one of the better-preserved small-city streetscapes in Missouri. The buildings range from modest brick storefronts to the more ambitious commercial architecture of the town's steamboat-era prosperity.

Main Street and Spanish Street form the backbone of the district. Most buildings are occupied by independent restaurants, bars, and shops, giving the district genuine commercial life rather than the museum-piece atmosphere of many preserved districts. Broadway's intersection with the river end of town offers the best views — and the best sense of how the town was oriented toward the Mississippi trade that was its original reason for existence.
