Downtown San Mateo is anchored by Third and Fourth Avenues, which run east-west through a compact grid of restaurants, coffee shops, and independent stores. The area has a strong Japanese American heritage — evident in the number of Japanese restaurants and the annual Obon festival — alongside a newer wave of bars and eateries. It's walkable, lively on evenings and weekends, and not yet overrun by chains. The Caltrain station sits at the northern edge, making it easy to reach from San Francisco or San Jose without a car.
